Full service transaction coordination fee schedule: $400 for a single side transaction or $600 for a dual side transaction

Contract to Close services include:

  • Thoroughly review the contract and riders for compliance and ensure every document is fully executed with dates, initials, and signatures.


  • Send introduction email to all parties providing a timeline of deadlines with a copy of the executed contract.


  • Submit all required contract documents to broker for compliance.


  • Ensure the lender, title company, and broker receive any amendments or changes to the contract. 


  • Verify escrow deposit is made and obtain receipt 


  • Confirm inspection date and time.


  • Maintain consistent communication with lender, HOA, title company, and cooperating agent throughout the transaction for status updates and outstanding items.


  • Monitor the contract's timelines and ensure deadlines are met (i.e. HOA application & approval, financing application & approval, inspection, appraisal, etc.)


  • Follow up on repairs and receipts from inspection 


  • Obtain HOA documents, applications, and contact information, if applicable.


  • Ensure Buyer submits HOA application and obtains approval letter, if applicable.


  • Confirm appraisal has been ordered and follow up with lender for results.


  • Coordinate and monitor buyers loan status with lender. 


  • Ensure title commitment, estoppel, lien search, and survey are ordered (as applicable)
  • Coordinate and confirm final walk-through. 


  • Schedule signing appointment for client and agent, if applicable. 


  • Submit all executed contracts, counter-proposals, and amendment extensions (if applicable) to lender. 


  • Upload all forms, amendments, addendums, and final settlement statement for compliance 


  • Coordinate Closing Gift per agent instructions. (if needed) 


  • Order For sale sign down if installed by third party company 


  • Coordinate removal of any staging furniture. 


  • Send email to your client asking for a review on Zillow or your preferred site. 


Agent Responsibilities


  • Remain an active participant in the transaction


  • Provide fully executed sales contract 


  • Provide contact information for all parties 


  • Deliver escrow deposit (as applicable) 


  • Schedule and attend inspections 


  • Perform contract negotiations 


  • Attend final walk through and closing . 


  • Remove personal belongings from property (i.e. lockbox, signage, fliers, etc.) Note: If signage was installed by third party company, we will coordinate removal.  

Listing management fee schedule: $200

Fee to be paid upon listing becoming "Active"

Listing management services include:

  • Complete listing file creation in agents preferred software.


  • Review listing agreement to ensure it is complete and required disclosures are included.


  • Submit file to office for compliance.


  • Input listing into MLS with all photos and PDF attachments.


  • Enter showing instructions into ShowingTime.


  • Obtain HOA application procedures, rules and regulations, and other critical information.
  • Make changes in MLS throughout the transaction (price changes, open houses, extensions, status changes, new photos, etc.).


Agent Responsibilities


  • Provide fully executed listing agreement. 


  • Provide completed MLS input sheet and write-up.


  • Provide contact information for all parties. 


  • Negotiate any price changes, extensions, etc.  

File auditing fee schedule: $100

Fee to be paid upon file audit completion

*This service does not include any deadline tracking, amendment drafting or circulation, or communication other than contacting your client to notify them we are sending missing documents on your behalf.

File auditing services include:

  • Confirm all documents are fully executed


  • Upload all documentation to your paperless system


  • Submit file for broker review, if applicable


  • Review listing agreement to ensure it is complete and required disclosures are included.

Contract Preparation: $50 for sales contracts / $30 for listing agreements
